The real estate market is becoming increasingly complex due to stricter regulations and evolving market dynamics. Amstelland Makelaars responds to these changes with an innovative approach: more than just brokerage, but strategic real estate consulting and tailored solutions. In this blog, you'll discover how Pieter van der Meyde and his team support property owners in a rapidly changing landscape.

The traditional image of a real estate agent is in need of a major overhaul. Pieter van der Meyde, founder of Amstelland Makelaars, is transforming the role of the real estate agent into that of a real estate consultant. With over 20 years of experience and in-depth knowledge of the Amsterdam property market, he offers a comprehensive range of services that go beyond traditional real estate activities such as rentals, property management, sales, and valuations.

From vision to innovation

When Pieter van der Meyde founded Amstelland Makelaars in 2005, he had a clear vision: to establish a leading real estate agency in Amsterdam, focusing on sales, property management, and other traditional services. "I quickly realized that I gain the most satisfaction from handling complex cases, such as property divisions and leasehold issues, which require specific expertise," says Van der Meyde. "My clients know: if you can't figure it out, call Van der Meyde. That's how I turned a sort of hobby into a business."

Today, Van der Meyde is not just a real estate agent but also a central point of contact, property advisor, and project manager for a wide range of real estate issues. Whether it's property divisions, leasehold matters, complex permit procedures, or homeowners' association (VvE) disputes, Amstelland Makelaars acts as a one-stop shop where clients can find solutions.

Real estate advice: Navigating a complex landscape

Real estate regulations have become significantly more complex in recent years, particularly in major cities. "Whereas you could once rely on intuition and logic, the industry has become much more intricate due to increasing demands from banks and extensive government regulations," explains Van der Meyde. "I see it as my mission to guide and support property owners in dealing with various challenges. More and more property owners feel a sense of expropriation and demonization due to recent laws and tax burdens, instead of a government that serves society. I want to stand up for what people, including property owners, are entitled to and can expect as taxpayers."

What makes Amstelland Makelaars unique?

With a combination of expertise, twenty years of experience in the Amsterdam region, and personal experience as a developer and investor—‘skin in the game’—Amstelland Makelaars distinguishes itself from traditional real estate agencies. "We go beyond simply matching supply and demand. We optimize opportunities for (project-based) rentals or sales, provide legal advice, support clients with tax matters, and guide them in real estate investments and wealth management," says Van der Meyde.

The office of Amstelland Makelaars is designed to advise and support clients with a dedicated team specializing in customized services. "Other real estate agencies mainly compete on fees (commission) rather than on distinctive expertise and guidance, which we do offer to our clients."

Trends and future vision

The future of the real estate and housing market demands a new approach and way of working. "The title 'real estate agent' is due for renewal," says Van der Meyde. "The role is increasingly shifting towards that of a real estate consultant. Platforms like Funda (in Business) and Beleggingspanden have taken over many traditional tasks, allowing real estate agents to focus more on strategic and advisory activities."

Van der Meyde foresees a growing demand for consultancy services in the coming years, driven by stricter requirements and legislation surrounding new developments (a significant percentage must be ‘affordable’), property divisions and rooftop extensions, sustainability, grid congestion, and increasing risks in property sales and rentals due to ever more complex regulations such as the Good Landlord Act and the Affordable Rent Act. "The market is changing, and we are changing with it."
